Access Code System
You control who enters. Generate a code for every visitor, delivery, and contractor. No code = No access.
Speed Limit
20km/h at all times within the complex. Please drive carefully and be mindful of pedestrians and children.
Maximum Occupants
2 persons per bedroom. This applies to all units and is strictly enforced.
Pets Policy
Maximum 2 pets per unit. Body Corporate approval is required before bringing any pets onto the property.
Conduct Rules
The following rules are binding on all owners, occupants, family members, visitors, and contractors residing within or visiting Castle Hill Residential Estate. These rules are designed to ensure a peaceful and safe environment for all residents.
- All residents must be registered with the Body Corporate within 7 days of moving in.
- Short-term rentals (less than 6 months) require Body Corporate approval.
- Owners must notify the Body Corporate of any change of tenant.
- Maximum occupancy: 2 persons per bedroom.
- Residents are responsible for the conduct of their visitors and contractors.
- Maximum 2 pets per unit allowed.
- Body Corporate approval is required before bringing any pet onto the property.
- All dogs and cats must be neutered/spayed and vaccinated.
- Dogs must be kept on a leash at all times on common property.
- Pet owners must immediately clean up after their pets on common property.
- Pet approval may be withdrawn if the pet becomes a nuisance.
- Speed limit is 20km/h throughout the complex.
- All vehicles must display a valid Castle Hill parking sticker.
- Vehicles over 3.5 tonnes and wider than 2.5 metres may not enter the complex.
- Vehicles must be parked in designated bays only.
- No commercial vehicles over 3.5 tonnes permitted.
- Leaking or abandoned vehicles will be towed at owner's expense.
- All visitors, deliveries, and contractors must receive an access code from the resident.
- No code = No access. The gate will not open without a valid code.
- Residents are responsible for everyone who enters on their access code.
- Tailgating through the gate is strictly prohibited.
- Report any suspicious activity to the guard house immediately.
- This form is for OWNERS only. Tenant requests will not be accepted.
- All renovations require Body Corporate approval before commencement.
- Structural alterations require a registered structural engineer or architect report.
- A R5,000 deposit is required before renovations begin.
- Work hours: Monday to Friday 08h00-17h00, Saturday 08h30-13h00 only with prior approval.
- No work permitted on Sundays or public holidays.
- Quiet hours are from 22h00 to 07h00 on weekdays and 22h00 to 08h00 on weekends.
- Excessive noise from music, parties, or construction is not permitted during quiet hours.
- All audio equipment should be kept at reasonable volume levels.
- Complaints should be reported to the Body Corporate or security.
- All refuse must be placed in the designated bins provided.
- Bins should be put out on collection days only.
- Recycling must be separated and placed in the correct bins.
- Dumping of any kind on common property is strictly prohibited.
- Keep your unit's entrance area clean and tidy.
- Common property includes gardens, pathways, pool area, and parking areas.
- Do not obstruct pathways or parking areas with personal items.
- Pool area hours are from 06h00 to 21h00.
- Children under 12 must be supervised in common areas.
- No personal items to be stored in common areas.
- Report any damage or maintenance issues to the Body Corporate.

Access Code System
Our access code system puts you in control of who enters the complex. Follow these simple steps:
Generate a Code
Use the Castle Hill access app to generate a unique access code for your visitor, delivery driver, or contractor.
Share the Code
Share the access code with your visitor, delivery driver, or contractor BEFORE they arrive at the gate.
No Code = No Access
The gate will not open without a valid access code. Without a code, entry will be denied.
You're Responsible
You are responsible for everyone who enters on your access code. Please share codes responsibly.
Parking Rules
Visitor Parking
Visitors must park in designated visitor parking areas only. Please instruct your visitors accordingly.
Speed Limit
A strict 20km/h speed limit applies at all times within the complex. This is enforced for everyone's safety.
Vehicle Restrictions
Vehicles over 3.5 tonnes (gross vehicle mass) and wider than 2.5 metres are not permitted in the complex. This includes certain moving trucks and commercial vehicles.
Prohibited Vehicles
The following are not allowed:
- Leaking vehicles (fluids dripping onto common property)
- Abandoned vehicles
- Vehicles parked in wrong bays
- Commercial vehicles over 3.5 tonnes
Note: Vehicles in violation of parking rules may be towed at the owner's expense. Please report any concerns to the Body Corporate.

Contact the Body Corporate via email for all applications, approvals, and general enquiries. The the Body Corporate will respond within 48 hours of receiving your correspondence.
Emergency
For matters that cannot wait 48 hours, please phone any of the Body Corporate directly. Emergencies include security breaches, structural damage, flooding, fire, or any situation that poses immediate risk to persons or property.
